The Galax East Commercial site is a well-located 21-acre site that is owned by the City of Galax. It is situated on the East Stuart Drive/U.S. 58 commercial corridor in Galax, Virginia.

The City of Galax is interested and supportive of the site being developed for retail and other commercial uses, including the potential for medical uses. An existing entrance and median crossover are already in place and the site is made up of two parcels. The front parcel adjoining U.S. 58 is 16 acres and currently zoned B-2. The rear parcel, potentially accessible from the rear via Holly Tree Court, is 4.5 acres and is currently zoned R-1.

The Annual Average Daily Traffic count on U.S. 58 at the Galax East Commercial site is 19,000 vehicles per day.

Public Water and Sewer

Both public water and sewer are available to the Galax East Commercial site via adjacent and onsite 12″ mains.

Electrical Power

Single phase electrical power is available through Appalachian Power with the ability to easily extend 3-phase power to the site.

Site Evaluation Report

A site evaluation report was completed for the Galax East Commercial site. This report also includes a Preliminary Geotechnical Study that was compiled.

The site evaluation report indicates that the property is approximately 20.81 +/- acres. The frontage property adjoining Route 58 is estimated to contain about 16.29 +/- acres, and the remaining back section of the property is estimated to contain about 4.52 +/- acres.
